Fabulous Easter/Spring Break Vacation!

We have rented in Sea Pines many times in the past 15 years. 22 Black Simmer is our favorite! So much so that we have already booked a return trip. We loved the feel of an older beach house while enjoying the spectacular new master suite wing! Our family of 8 adults and 4 granddaughters had a very special poolside Easter service led by the girls----truly an Easter to remember! The kitchen is the most well-equipped of any rental property I have used. The porch was wonderful in April---a gathering spot every morning and evening. I cannot say enough good things about this home and its owner, Ted, who is most helpful! He has even ordered some new cookware since renters before us had mentioned that! I can't wait to return to 22 Black Skimmer!Response

Great week!

Two families enjoyed this house for a week and had a wonderful time. Perfect weather, beautiful property with great beach access, best stretch of sand on Hilton head in my opinion. Quiet, uncrowded. The porch is perfect for coffee in the morning and wine in the evening. If you are a serious cook, you may want to bring a good skillet/pan with you, as the pots and pans have seen better days. But other than that, zero complaints, I would return !

Beautiful Home on beachfront property

My family has stayed at this home several years in a room and been extremely happy it. The owner is very helpful and responsive. Incredible views and beautiful property. Hope to continue to visit in the future.

Fit For A King (and family).

Stayed here in 2012 but needed 6 bedrooms this time. By accident discovered a new addition added a 6th bedroom and much more! Just a great place for extended family vacation. Well stocked. Everything works. Great location. Many places around the house to gather, especially on the upper deck facing the pool and ocean with loads of comfortable furniture. Best of all is the owner Ted, who communicated with me tirelessly over work being done in the house, just prior to our arrival, to hurricane recovery work on the road, paths and beaches, which is immense! My wife and I have been coming to Sea Pines since 1967, first separately as high school students and for 45 years married. Such a beautiful place and a house that can't be beat.

Perfect Vacation Family Home!

We have just returned from our 5th year staying at 22 Black Skimmer and have already booked for next year! Needless to say we love the house, location, privacy and the awesome deck. Ted is right on top of things and great to work with. The same can be said of Reflections. I have seen a couple of comments regarding no TV in the upstairs living room. We have 4 grandchildren with us under the age of 9 and the last thing we want them doing (and the last thing we want to do!) while here is watch TV! If there is something you want to watch, there are lots of other rooms with TVs in the house!

We stayed at 22 black skimmer for our family vacation. We absolutely loved the house. We spent our mornings at the beach and the afternoons at the pool. It was a perfect location on the beach and having our own pool was ideal. The owners were very helpful before we arrived answering any questions we had and the house had everything we would need. We will definitely be back on our next trip to Hilton Head.

Great family vacation home! (TripAdvisor)

Our family has been vacationing on Hilton Head for 8 years now. We converge on HHI from MA, NY, KY, & GA for a great week at the beach. This was our first year at the Leavitt's after 6 years in the same home in North Forest Beach, and we thoroughly enjoyed our stay. The house was roomy and accommodating, and we definitely felt very at home. The pool & yard area is truly fantastic, which is important to us because we spend a lot of time around the pool. And having the beach just steps away down the boardwalk was perfect! The one thing that wasn't perfect for us is that we're a sports family who gather around sporting events on TV; so we would have loved to have a TV in the upstairs living room, since that's where we mostly gathered. And some of the kids would have liked TV's in their rooms so they could get away from us adults sometimes :-) Other than that, it was a great vacation in a great home! If we choose to stay in Sea Pines again (that is still up for debate) we would definitely stay in this home again! Ted was very helpful with booking and pre-arrival communication and was really a pleasure to work with.

Perfect house, perfect location with unbeatable beach access! (TripAdvisor)

This was the first time renting this house and it didn't disappoint. The house itself was just perfect for our extended family of 11. The private boardwalk right to the beach has spoiled us! We won't stay anywhere else! Our kids enjoyed having a pool in the backyard and we all had fun swimming at night under the stars!
The owner really cares about the experience we had and checked in with us during and afterward. He was courteous, polite and timely. He was also very organized and helpful when we had a few questions in the beginning of the week. Sea Pines is a wonderful location on Hilton Head. Bike trails, running, Lawton Stables, fishing, Salty Dog, South Beach, we did it all!

The house was wonderful .....We really enjoyed staying at 22 Black Skimmer. The house had everything we needed to have a great week. The pool is awesome... and the view even better! We recommend this beautiful home.

Beautiful Home With Stunning View (TripAdvisor)

Our family (11 adults) chose the Leavitt home for our annual Cousins' Reunion for the second year in a row. This beautiful beachfront home is well maintained, features a spectacular view and private access to the beach, pool, fully equipped kitchen, and comfortable bedrooms. The separate dining area is large enough to seat all of us. Additional amenities we appreciate are the large deck off the upper living area with comfortable seating, the ground floor patio and gas grill and the elevator for our mobility challenged family members - it also makes unloading/loading luggage and groceries so easy! Working with Ted Leavitt is a pleasure as he responds quickly and is very helpful. We feel very fortunate to have found this beautiful home in this easily accessible and private location.

The perfect place to create long lasting memories with family and friends (TripAdvisor)

We had a group of 3 families - 11 people total with five of them being young children ages 4 and under. This was a great house for this size group as each family was able to have their own section of the house: the downstairs, the main area near the living room and the new master wing. We all mentioned that the house is more spacious than it appears in the photos. Bedrooms are large with essentially two masters, large bathrooms, etc. The kitchen and dining areas were spacious with large dining tables. We used the gas grill outside and the kitchen was well stocked with appliances for cooking. Our favorite area of the house was the outside deck where we sat each night to chat and recall the adventures of the day and listen to the waves crash. We watched dolphins, pelicans, osprey and lots of other wildlife from the deck each day. We even saw a leatherback turtle from the beach. The boardwalk out to the beach is so sweet and the beach access is perfect. This area of beach is one of the nicest on the island. The pool was a great compliment to beach time. We heated the pool and this was a good move for the little kids at the time of year that we were here. The overall location of the home is ideal as we rented bikes and rode all over Sea Pines where we could access restaurants, ice cream shops, coffee shops, etc. Riding bikes on the beach at low tide is a highlight. The homeowner and the management company were a pleasure to work with and met all of our needs. Essentially, the house was great which allowed us to focus on spending time with our family and friends and making lasting memories. We hope to return for years to come.

If this is how the '1 percent' vacations, then count me in! (TripAdvisor)

Never having come to Hilton Head before, I did not know if I could find a place large enough to accommodate my family. Given the fact that we were celebrating my husband's 70th birthday with children, grandchildren and a couple of siblings, I wanted a comfortable home, prefereably close to the beach. A search of the available rentals revealed this gem of a property.

22 Black Skimmer Lane is fabulous. There are 6 bedrooms, each with its own full bathroom. In addition, it has two family rooms, a FULLY equipped eat-in kitchen, separate dining room, study and countless decks and balconies. The master suite is part of a new addition and is quiet, private and spacious. The layout of this home is such that it is easy to find quiet space away from family tumult. I believe there are 5 or 6 flat screen televisions throughout the house, but no one ever turned one on. We were too busy lounging by the pool (the cost of heating it, being an extra charge...but worth it), going to the beach via the private walkway, biking (on the beach or on the dozens of miles of bike trails) or sightseeing in Savannah.

As in any house, sometimes things break. Within a half hour of receiving my e-mails, the owner had contacted the local repair people and worked diligently (and successfully) to remedy these issues. I have rented several properties over the years, and have never experienced such responsiveness.

Truth be told, I have never written a review on Tripadvisor or elsewhere. In light of the absolutely wonderful time we all had in this stunningly beautiful house and setting, I would be remiss not to share this experience.

50th getaway (TripAdvisor)

We just retured from our getaway celebrating turning 50 with longtime friends. After sifting through the numerous rental options we stopped on the house at 22 Black Skimmer. We could not have been happier that we did. From the beautiful and well appointed home to working with Ted (by far the most accomodating person that we have ever dealt with concerning vacation rentals), it was a great experience. We will keep this on our short list for return trips.

Fantastic beach rental (Homeaway)

Beautiful beachfront family vacation home in Hilton Head. My family and I have visited Hilton Head 1 week a year for over 40 years, and this rental home was by far and away our most favorite location. The view from the front porch is spectacular. Bedrooms are comfortable and many offer great views of the ocean. Kitchen is well supplied. Property grounds are well maintained. Maid service very respectful and attentive to detail. The property owner was very responsive and helpful. Overall, my family was extremely pleased with our stay and would highly recommend this rental home to anyone seeking to enjoy a family vacation in Hilton Head.

Ideal vacation spot! (Homeaway)

We took our spring break trip to HH this year. This was our first trip to the island and our first time staying at this rental. Our research on homeaway paid off because this place is tops! It was ideal for our 3 generation family. The grandparents took over the new private suite while my sister and I husband and family (5 kids ages 6-12) took over the main area and the first floor. The location is perfect as it is a easy bike ride to South Beach and Harbour Town. Sea pines is a great area and this home was a great fit with our family and our idea of a vacation: stunning views, private pool, great location, private lot, easy access to the beach, biking distance to restaurants, good layout. As others have said, the owner is very accommodating and responsive which is another huge bonus!

Beautiful private oceanfront

Our extended family of 11 had a terrific time in this beautiful oceanfront home. The original house is charming. The addition is luxurious. An excellent house for big board games and family dinners. We rented bikes for the week and thoroughly explored Sea Pines. One thing that stands out to me is how accessible the owner and management are. Extremely responsive.

Best kept secret (Homeaway)

This home is absolutely one of Hilton Heads best kept secrets I should be keeping to myself. However, the owners are so pleasant to work with I'm sharing our experience with others. The home is tucked away in the dunes and trees of Hilton Head's Sea Pines beachfront. All 6 bedrooms are well furnished and private. All the amenities are up to date and well taken care of by the property management and owner. The kitchen has an ample supply of utensils and cookware. My family of 9 with 4 generations spent our Thanksgiving here. We all agreed that this was our best beach trip and one of our favorite Thanksgivings of our lives. Thank you again Leavitt family for sharing your lovely home with our family and being a part of our life memories.Take Care.

Beautiful private oceanfront home!

Loved our stay at 22 Black Skimmer! It was so peaceful and everything we needed was readily available. We lucked out and had a full 4 straight days of sunshine in the pool in between weeks of rain before we arrived and the evacuation due to hurricane Matthew the day we were scheduled to depart. Arriving on the island late in the evening provided its own set of challenges as it was so dark (thankful for GPS!). But once we got our bearings in the daylight, it was no problem at all to locate the property and the nearby shops etc. A couple of minor items - can't really refer to them as negative issues as they truly are minor: the mattress in the front queen bed was not as comfortable as those in the other 5 bedrooms (might be time to replace?), the towels provided were quite rough (even after our washing them with fabric softener) and it would have been fantastic if there was at least one handrail to assist the older folks with getting in/out of the pool. The same can be said for the walkway to the ocean - having a railing for all steps. Lastly the elevator stopped mid use first time we tried it (but started again :) ) and that caused enough nervousness in my mom and aunt that they wouldn't use it all and instead dealt with the stairs. All minor issues unless it was mandatory for someone to have the elevator. The positive far outweighed anything else! The view from the porch is amazing no matter what time of day. 75 steps from the pool to the ocean to see amazing sunrises each morning. Although the properties on each side are close, you don't notice notice due to the trees. It is really a private setting. Having the private pool elevated the vacation experience. No scrambling for lounges or competing for space in the water. I did see a few reviews about no tv in the upstairs living room. We didn't find that to be an issue. The only time a tv was on was for Monday Night Football because the MN Vikings (SKOL!) were playing. The tv downstairs in the family room worked quite well for that. There have been comments about updates being needed (counter tops, stairway) but I disagree. I'd be wary of over updating as it will take away from the charm of the home. Standing at the ocean, you can see other homes that appear to be much newer and larger, but 22 Black Skimmer looks and feels like it belongs there. Ted was a pleasure to work with and if (when) we head back to the HH area, we'll start here when looking for a place to stay!

Thanks for the detailed review. I have to laugh at myself sometimes as it is difficult to get everything as everyone wishes but we sure try. Getting mattresses just right is tough as some like them firmer or softer than others. The one that is mentioned is pretty up to date. A new countertop is moving up the "to do" list. Residential elevators by nature have the occasional issue, usually due to one of the doors not being entirely shut. Most importantly, thanks for coming and enjoying your stay
